1. Booking and Contract

• A contract between you and Sunshine Cottage Pembrokeshire comes into existence when payment is received and a booking confirmation is issued showing the confirmed holiday dates.

• The contract binds you and all members of your party. It is your responsibility to ensure that all members of your party accept the terms and conditions of this booking.

• Failure to disclose relevant information or comply with these terms may lead to termination of the contract and loss of the booking.

2. Payments and Cancellations

• A non-refundable 10% deposit of the holiday cost is payable at the time of booking.

• The balance must be paid 14 days prior to arrival, unless otherwise agreed.

• If the balance is not received by the day of arrival, your holiday will be treated as a cancellation and you will remain liable for the full amount.

• Accepted payment methods: bank transfer, PayPal (friends and family), or cash.

• All cancellations must be notified as soon as possible.

• We strongly advise you to take out comprehensive travel insurance to cover cancellations. If you choose not to, you accept responsibility for any loss incurred.

3. Owner’s Cancellation

Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control.
If this occurs, you will be notified as soon as possible and promptly refunded all payments made.
Our liability for cancellation is limited to payments received.

4. Occupancy

• Maximum occupancy: 10 guests.

• Only those listed on the booking form may occupy the property.

• No parties or events are permitted.

• We reserve the right to terminate your booking without refund if these conditions are breached.

• Bookings cannot be accepted from persons under 18 years of age.

• The owner reserves the right to refuse a booking without explanation.

5. Access

We or our representatives may enter the property at any reasonable time to carry out essential maintenance or for inspection purposes.

6. Arrival and Departure

• Check-in: from 4pm (unless otherwise agreed).

• Check-out: by 10am on the day of departure.

• This allows time for cleaning and preparation for incoming guests.

7. Smoking and Vaping

• Strictly no smoking or vaping indoors.

• Breach of this rule will result in immediate termination of your stay and forfeiture of payments.

• Sand buckets are located outside for cigarette disposal.

• Any damage or extra cleaning required will be charged to you.

8. Pets

• Maximum of 3 pets, unless otherwise agreed in advance.

• Please:

  • Keep pets off furniture unless using pet-friendly blankets.

  • Clean up after your pets.

  • Supervise pets in the garden — note that the wall has an 8ft drop on the far side.

  • Use the tether rings provided if needed.

• The owner accepts no liability for injuries or incidents involving pets.

• You are responsible for any damage or mess caused by pets.

9. Damages and Breakages

• Please treat the property with care.

• Report any damage or missing items immediately.

• The property will be inspected at the end of your stay, and you may be charged for loss or damage.

• Please:

  • Do not move furniture between rooms.

  • Remove shoes before going upstairs.

  • Lock doors and close windows when leaving the property.

10. Energy and Utilities

• Please switch off lights, heating, fans, and electrical appliances when not in use.

• Sunshine Cottage is eco-friendly — heating and hot water are on a monitored timer due to the energy crisis.

• Outside lights (front and back) are on switches; please turn them off when not needed.

• Towels are available on request and must remain at the cottage.

• Additional cleaning charges may apply if the property is left in an unacceptable condition.

11. Keys

If any keys are not returned at the end of your stay, the cost of replacement will be charged to you.

12. Subletting

The client may not re-let or sublet the property under any circumstances.

13. Liability

• The owner is not liable for:

  • Temporary defects or malfunctions of equipment, machinery, or appliances.

  • Temporary outages of electricity, gas, water, internet, or TV services.

  • Loss or damage to guests’ personal belongings or valuables.

• All inventory must remain within the property.

14. Safety

• Guests are responsible for the safety and supervision of children at all times.

• Be cautious with steep stairs.

• Respect the local community — keep noise to a minimum between 10:30 pm and 8:00 am.

• We reserve the right to terminate a stay without compensation if guest behaviour affects the comfort or health of others.

15. Barbecues and Candles

• Barbecues must be kept away from the property and fully extinguished after use.

• You may bring your own or use disposable BBQs — none are provided.

• Candles are not permitted indoors unless supervised.

16. Check-Out Responsibilities

• Check-out by 10am.

• Please:

  • Wash and put away all dishes.

  • Leave the property clean and tidy.

  • Place all rubbish in the skip.

  • Leave used towels in the bath.

• The cottage should be left as you found it.

17. Problems or Complaints

Any problem or complaint must be reported immediately to us or our representative so we can resolve it.
Complaints raised after your stay will not be considered.

18. Amendments

We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.

19. Electric Vehicles

Electric cars must not be charged from the cottage.
There are two public charging points within walking distance, and we are happy to direct you to them.
